Housing developer Lovell has been chosen the London Borough of Sutton as the preferred developer for the Elm Grove estate renewal project.
The Elm Grove estate, which was originally built in the 1970’s, currently has 73 homes on the site. Many of the local residents have long standing issues with the space as it does not host any sort of green space for residents, as well as being victim of frequent fly-tipping and anti-social behaviour.
Sutton Council is planning for the site to be home to 290 new homes across a range of sizes, of which at least 50% will be in the affordable housing bracket, for new and existing tenants. These homes are also planned to meet high sustainability standards, which could mean lower energy bills for residents.
Along with the redevelopment of the homes Lovell aims to conduct improvements to the public spaces such as communal courtyards and play spaces, along with increased lighting and the planting of trees.
Lovell is expected to begin works on the site in May 2025, with a vote amongst the local residents surrounding plans for the redevelopment having taken place in March 2022. This vote gained 79% support from the local residents.
All existing eligible residents choosing to stay on the estate will be offered a new home, as part of the plans for the new scheme.

The selection of an experienced development partner means our goal to deliver incredible homes and open spaces for Elm Grove residents can now move to the next stage.”
