Work has begun on an Ealing Council project that will provide 92 new affordable homes in Northolt with the intent to help tackle the borough’s affordable housing crisis.
The development, which is located on the grounds of the old Northolt Grange Community Centre, will be host to a variety of homes including a pair of 5-storey apartment blocks of 1- to 3-bedroom apartments, and 4-bedroom houses, as well as 8 shared ownership properties.
Of the planned 92 new affordable homes a total of 84 will be let at the London Affordable Rent, which is set to match the budgets of local people on lower incomes.
These homes are expected to be complete by spring 2026 for new occupants to move into. This will be a relief for the almost 8,000 families currently on the council’s housing waiting list at this moment.
Support from the Greater London Authority is being given to the project in the form of part-funding the development through a £99 million grant, which was awarded to the council back in 2019.
The Hill Group, an award winning housebuilder, will be the leading the work on the Northolt Grange project and assist in the borough reaching its affordable housing targets for 2026.
In 2023 the borough was home to a total of 2,100 new houses, which placed it at the forefront in London for new homes, and second in new affordable housing with 1,195 homes. The year set a record for the borough that it aims to turn into a trend in the coming years.
Councillor Shital Manro, the council’s cabinet member for good growth and new housing, said: “It’s great to see work starting on more urgently needed new affordable homes for Northolt. The affordable housing crisis has led to the highest ever number of applications for emergency housing to the council because people are at immediate risk of becoming homeless. These new homes will enable local people to continue living in their communities, in thriving new neighbourhoods.”
